Alibuilding Expands into the US Market and Costa Blanca Developments

In Europe the market shows signs of cooling, yet Alicante’s promoters appear to have found a workaround by expanding into North America, especially the United States. This is a space where Provia, the industry employer, has begun to build sales networks, mirroring years of European activity.

The strategy seems to be gaining traction. Alibuilding, the organizer founded by Juan and Pedro Alcaraz after selling Goldcar, has announced the first sales transactions to United States citizens this Thursday, marking a notable milestone for the company.

The initial focus has been on promotion. Polop Hills, a development featuring 179 detached homes in the municipality of Polop, is highlighted. The company emphasizes that even a small percentage of total sales from American buyers confirms growing interest in this market. The general manager, José Antonio Izquierdo, notes that this interest stands out when compared with more traditional real estate markets.

José Antonio Izquierdo, the managing director of Alibuilding, and Pilar Cortés—two names associated with the project—write about the momentum observed in the promotion. The sales results show that 74% of the development has been sold, with four new phases planned to complete in 2024, reaching 59% completion. Even at a preliminary stage, there is evidence of purchases by United States citizens, a sign of future potential for additional projects, according to Izquierdo. The Benidorm Beach development, a standout for the organizer, has reached completion and serves as a reference point for the company’s strategy: the emphasis is less on high sales volume and more on the interest generated and the opportunities created for future growth.

Polop Hills comprises single-family homes set in the inland portion of the Marina Baixa region, just a short drive from Benidorm in Alicante. The urbanization sits in a natural residential valley at the base of Mount Ponoig, offering Mediterranean views that stretch to the horizon, only a few kilometers away from the coast.

Mediterranean lifestyle

The United States market, along with other major markets in Western Europe, values an open housing concept with communal areas. It also appreciates homes that benefit from natural light, easy access to community facilities, and services aligned with environmental requirements. This blend is resonating with North American buyers, according to the president of Alibuilding.

Alicante’s developer profile shows turnover exceeding 54 million after a period of solid growth, driven by activity in the Polop Hills project and beyond. Izquierdo notes that demand in Europe continues to be strong, particularly among citizens from the Netherlands, Belgium, Germany, France, and the United Kingdom. Eastern markets have long participated, with Poland and Ukraine among the early entrants.

However, the company’s presence abroad is expanding. Izquierdo explains that there is genuine interest from the United States in discovering this corner of Europe and considering it for a home, with amenities, safety, and quality of life as compelling factors. Costa Blanca residents are competing with traditional retirement or investment destinations in North America, including parts of California, Florida, and the Mexican coast.

Projects on the Costa Blanca

Alibuilding’s projects extend to locations such as Calpe, Denia, Alicante, and Benidorm. In Benidorm, the Benidorm Beach community, on the Poniente coast, has become a defining element of the city’s skyline as a tourist hub of Spain.
