It either regenerates or fades away. The sequence kicks off a new phase, starting from Mediaset and almost from scratch for season 13, already filmed in Madrid. The network unveiled the first look at the refreshed cast, led by familiar faces and new signings. Yet the most notable shift involves the setting, an aspect the creators have long developed. In the new chapters, the characters move out of the suburbs and into a stunning new building.
As announced in a press release, the residents of Mirador de Montepinar had their homes expropriated after the previous season ended. They therefore relocate to a central building at Calle Contubernio 49, a nod to the Caballero brothers’ production company name.
Within this building, the familiar ensemble will share space with new neighbors, observe the decisions of a president who leads society with a steady hand, and experience a range of adventures and misfortunes with the program’s distinctive humor.
Jordi Sánchez, Nathalie Seseña, Pablo Chiapella, Carlos Areces, Luis Merlo, Fernando Tejero, Miren Ibarguren, Loles León, Petra Martínez, Eva Isanta, Nacho Guerreros, Ricardo Arroyo, and Macarena Gómez form the core cast for episode 13, joined by ten additional performers: Laura Gómez Lacueva, Félix Gómez, Carlos Chamarro, Mamen García, Margarita Asquerino, Inma Pérez Quirós, Álex Gadea, Elizabeth Larena, Jaime Riba, and Álex Delacroix.

Mediaset España is producing the 13th season in partnership with Contubernio Films. Directed by Laura Caballero and featuring Alberto Caballero, Dani Deorador, and Araceli Álvarez de Sotomayor from the scripts, the series will premiere exclusively on Prime Video before airing freely on Mediaset Spain.
The new building of ‘La que se avecina’
In this fresh phase, the principal locations total two sets measuring 1,500 and 800 square meters respectively. The Contubernio 49 residences sit atop these platforms, hosting the Montepinar residents. An extended exterior decorating area completes the locale, recreating the street where the property lies.
The landscape marks a quality upgrade from prior seasons, with the broader space enabling more expansive shooting. The art team also introduces a refreshed aesthetic line and a housing design tailored to fit each character’s personality and living conditions.
Upon arrival at the Contubernio 49 building, the former Mirador de Montepinar residents will meet and mingle with neighbors already living there:
Guijarro Garmendia, a traditional family with values and secrets
The character Greta Garmendia, played by Laura Gómez Lacueva, is an exemplary neighbor who balances pharmacist duties with being a young mother. She heads the proprietor’s community, enforcing rules with resolve, until Antonio Recio exits prison. Her husband Esteban Guijarro, portrayed by Carlos Chamarro, is a tax inspector who shuns confrontation, while Greta herself is a protective, sometimes secretive, gamer.
Victoria Rafaela, represented by Mamen García
Victoria Rafaela Balmaseda de Unzeta y Téllez-Girón, the Marquess of Francavilla y Sacromonte, embodies a dilapidated aristocracy fighting to survive. At fifteen, she is a cynical, hierarchical figure who serves her family, aided by her assistant Logi, the only person who can withstand her.
Noelia, the building’s unsettled neighbor
The youngest descendant of the Unzeta and Téllez-Girón line has not spoken with her elder sister Victoria for decades. After a stint in a psychiatric facility, Noelia, portrayed by Inma Pérez Quirós, returns and mostly communicates with the neighbors in a restrained way.
Alonso, a successful businessman
The father of two, Alonso, played by Álex Gadea, is a thriving entrepreneur who loves work. Friendly and accommodating, he begins a relationship with Maite Figueroa, and their custody situation adds tension as the family navigates together.
Óscar Serra, the life lover of the building
Óscar Serra, a fashion photographer with charm and wealth, is a magnet for attention. Always among the crowd, he becomes a reference point for Amador Rivas, and a friendship develops that brings dramatic consequences for the photographer.
Children: Andy, Giorgi and Karma
The trio Dinamically known as Les chiques occupy a tiny 40-square-meter apartment on the bottom left of the building. Giorgi, a young gay man with a wary outlook toward catastrophe, Andy, a waiter who doubles as an artist, and Karma, an omnifaceted influencer, are all learning to get by.
