With the year-over-year rise observed in June, home sales continued a streak of positive growth for sixteen consecutive months. The June increase in overall home sales reflects contributions from both new construction and the existing home market. Specifically, new home activity climbed 7.1 percent to 9,822 transactions, while sales of second-hand flats rose by 21.5 percent, totaling 48,188 deals.
In June, 92.6 percent of homes transferred through sales were free of charge, while 7.4 percent were categorized as protected homes. This surge in free home sales marked a 20.1 percent year-over-year gain, reaching a total of 53,701 transactions, while protected transactions increased by 4.7 percent to 4,309 operations.
According to INE, individual home sales in June reached 41,420, which is about 20 percent higher than in the same month of 2021. On a monthly basis, comparing June to May, housing sales declined by 7.2 percentage points relative to the prior year and dropped by 3.4 percent.
For the first half of the year, sales activity shows a strong performance in the second-hand segment with a 26.2 percent year-to-date increase, and a 23.1 percent rise in new homes, supported by an 11 percent overall gain. Analysts observe continued momentum in the market, driven by supply dynamics and buyer demand across various price ranges.
Looking at regional transmission levels, communities with the highest numbers per 100,000 inhabitants during June were Valencia, Andalusia, and the Region of Murcia, reflecting active market participation in those areas. In terms of annual growth, Canarias posted the largest increase in home sales in June, followed by the Principality of Asturias and Cantabria, while Madrid showed a negative annual rate.
