EGMs expand across Medio Vinalopó and Valencian industrial zones

First in the Medio Vinalopó

Valencia’s community has long led the way in establishing the Entity for Management and Modernization (EGM). This new body aims to organize industrial parks and push forward the structural conservation that supports them. The proposal sparked a transformation for the industrial areas, which, having faced repeated neglect from owners and authorities, chose to build professional structures and unify services.

Thus Alicante’s province is nearing a pivotal year-end to solidify a model already serving as a benchmark for the rest of Spain. Fepeval, the Federation of Business Parks of the Valencian Community, anticipates four municipalities to establish an EGM before the end of the year. That would raise the total by 50 percent, from eight EGMs to twelve.

The most advanced case is Finca Lacy in Elda. The calendar marks July 30 as the date to convene the ratification assembly. The area hosts more than 150 companies, with preliminary steps including a signed agreement with the Elda City Council, a clear intent to form the entity, and approved statutes. The promotorial commission is led by two prominent entrepreneurs, Carlos Vidal, president of Incom, and Elvira Olcina, manager of Padel Lacy Elda. This location features a mix of local firms and national references such as Finetwork, among others.

First in the Medio Vinalopó

The next likely establishment is Monóvar, expected to materialize in October. The group will comprise roughly a hundred companies. By November, Fepeval anticipates San Vicente del Raspeig to join. This would form a major cluster, with more than 300 companies used as the core. The EGM will cover the Canastell area in the northwest of the municipality and extend to nearby towns. Notable participants include Smurfit Kappa Iberoamericana.

Lastly, the objective is La Vila. The transformation of the Torres industrial park is planned for year-end, though Fepeval notes steady progress and a willingness from business leaders to establish the EGM as soon as possible. The Marina Baixa locality would host an entity formed by around one hundred members, similar to Monóvar.

If this roadmap is confirmed, the province would host about a dozen EGMs. Fepeval argues this consolidates the modernization model and turns industrial areas into service enablers for companies. Beyond professionalizing space management, the EGM has unlocked access to funding lines for urban improvements of former industrial parks and brought value-added services into the mix.

In Las Atalayas de Alicante, the first EGM created there includes an innovation agent, coordination, and centralized procurement of security and cleaning services, which typically consume the majority of budgets.

Today, the city of Alicante itself hosts two more EGMs (Agua Amarga and Pla de la Vallonga). Two more have been created in Alcoy (Cotes Baixes and Cotes Altes), another in Castalla (La Foia), a seventh in Pedreguer (Les Galves), and one last in San Isidro in the Vega Baja region.

The evolving EGM landscape signals a broader shift: industrial spaces are being reimagined as service hubs that empower resident businesses, improve urban planning, and attract investment. This evolving framework also creates clear channels for collaboration between municipalities, developers, and local governments—paving the way for sustained modernization across the Valencian Community.

As the region moves forward, stakeholders emphasize transparent governance, consistent funding streams, and scalable models. The goal remains straightforward: convert neglected industrial zones into dynamic, well-managed districts that support entrepreneurship, logistics, and regional growth while preserving local character.
