Aedas Homes, a leading residential developer on a national scale, continues to meet the commitments agreed with institutional investors regarding Build To Rent projects and has handed over a new turnkey scheme to Vivia Homes. Vivia Homes is the owner and operator of residential rental properties arising from the joint venture between Grupo Lar and Primonial Reim. The project in question, named Residential Xaloc, comprises 144 homes that are already on the market, with the first tenants expected to move in in April.

Residential Xaloc, developed by Aedas Homes for Grupo Lar and Primonial Reim, sits in Alicante’s western district PAU 1. The eight-story building includes 144 apartments, 144 storage units, and 145 underground parking spaces. Each residence features generous terraces, and those on the ground floor enjoy private gardens. All units have earned the Breeam certificate, confirming the highest sustainability standards. With these 144 homes, Vivia Homes already manages around 700 residences and has more than 1,000 under construction that will come into service in the coming months.

Even in a challenging inflationary environment, Aedas Homes reiterates its commitment to delivering turnkey residential developments for rent through its partnership with Grupo Lar and Primonial Reim. This project reinforces the company’s track record in identifying investment opportunities and managing turnkey rental schemes that address the rental market.

The emphasis from the senior leadership highlights how Aedas Homes remains a key industrial ally nationwide in Build To Rent promotion. The company currently holds a substantial portfolio of projects in the design stage intended for turnkey sale to institutional operators focused on rental housing. A strong land bank positions investors to develop more than 1,000 homes across Spain’s most dynamic markets. Since 2020, the company has delivered nine turnkey schemes totaling over 1,000 homes to institutional clients, with around 700 units already sold and under construction.

This Alicante turnkey residential marks the fourth delivery to Grupo Lar and Primonial Reim. When combined with completed projects in Hospitalet de Llobregat, Valencia, and Valdemoro, the total exceeds 500 units.

From Grupo Lar’s side, the Iberia Residential director notes that Alicante has established itself as one of Spain’s best cities for quality of life and is experiencing strong demographic and economic growth that attracts national and international attention. He also cautions that this growth has not yet been matched by housing supply, with persistent high demand and a shortage of new product.

The executive underscores that in Residential Xaloc, Grupo Lar and Aedas Homes collaborated to bring new rental homes to the city that are sustainable, with well-maintained shared spaces and services. There is confidence in a welcoming reception and a continued close involvement with the asset as it evolves, since it will also be managed by Vivia Homes. The project carries Breeam certification, reinforcing a commitment to sustainability and confirming the future comfort of tenants.

Vivia Homes markets Residential Xaloc with rents starting from 900 euros per month. The development comprises two- and three-bedroom dwellings, with LED lighting throughout and fully furnished kitchens. Every unit includes at least one parking space and a storage room, both included in the price, and the residential offers an extensive set of common-area amenities, including a padel court, a swimming pool, a gym, a children’s area, a bike storage facility, and a communal lounge.
