In the third quarter, the number of executions rose to 5,474, marking a 26 percent drop from the same period in 2022, according to figures published this Monday by the General Council of the Judiciary CGPJ.
In detail, 76.3 percent of the launches, amounting to 4,178, were linked to procedures under the Urban Tenancy Act, while 17.6 percent, or 963 cases, stemmed from mortgage foreclosures. An additional 333 launches during the quarter were due to other causes.
Foreclosures discharged declined by 37.1 percent compared with the prior year’s quarter. The decrease attributed to the Urban Rents Law stood at 23.4 percent, and those due to other reasons fell by 19.2 percent.
The autonomous community of Catalonia accounted for 1,313 launches during the third quarter of 2023, representing 24 percent of the national total and making it the region with the most launches. Andalusia followed with 981 launches, Valencia with 759, and Madrid with 486.
When considering only transactions arising from leasing, Catalonia also led with 993 units, which equals 23.8 percent of the country’s total. Andalusia reported 655 units, Valencia 573, and Madrid 397.
The autonomous region with the highest mortgage foreclosures was Andalusia, with 243 cases. Catalonia recorded 209 foreclosures and the Valencian Community 155.
The report also includes the launch figures requested from joint reporting and seizure services, noting that this service is not available in all jurisdictions. The data allow for tracking evolution but do not reveal absolute values. Additionally, requesting a broadcast from a partner service does not guarantee fulfillment.
With the data available, it is shown that the number of launches requested for shared services in the third quarter of 2023 was 9,605, a decrease of 15.9 percent from the same quarter in 2022. Of these requests, 4,526 resulted in positive compliance, reflecting a year-on-year decline of 21.8 percent.
Mortgage foreclosures and jobs also see a decline
In the third quarter, there were 2,716 mortgage foreclosures, representing a 51.8 percent drop from the third quarter of 2022.
The highest foreclosure totals occurred in Andalusia, where 636 cases represented 23.4 percent of the national total. Catalonia followed with 477, Valencia with 359, and Madrid with 280. In terms of foreclosures per capita, Murcia stood out with 9.7 per 100,000 inhabitants, followed by Andalusia at 7.3, Castilla la Mancha at 7.2, and La Rioja at 7.1.
Finally, 373 cases were filed in the third quarter of 2023 regarding illegal occupation of homes, a figure 38.6 percent lower than the previous year. The Valencian Community recorded the largest share with 67 cases, accounting for 24.5 percent of the national total, followed by Andalusia with 64, Madrid with 47, and Catalonia with 45.
