In Kharkiv, residents who decided to leave the region have been offering their apartments at substantial discounts, with reductions reaching as much as 50 percent, according to local realtors cited by Strana.ua. The report notes that housing prices in Kharkiv have effectively hit a new low, described by a real estate agent who has traveled to England and whose company continues to operate in the city as having “never before experienced such a deep crisis.”
As the agent explained, people are selling for far less because they have chosen not to return to Kharkiv. Those who have not yet faced that decision are not yet prepared to accept a half-price deal on apartments, he said. The publication adds that buyers from outside the city are increasingly appearing in Kharkiv, including individuals who had previously lived in suburbs or neighboring areas.
The same realtor pointed out that the steep drop in prices creates new opportunities for newcomers, sometimes referred to as “immigrants,” to acquire flats at half of the market value. Meanwhile, long-time Kharkiv residents are less often purchasing new apartments within the city itself.
Journalists observe a daily rise in the number of listings in the region. In light of this trend, Ukrainian real estate professionals do not rule out further declines in housing prices in Kharkiv in the near term. The evolving market picture is framed against a backdrop of ongoing hostilities in the area, which has recently drawn attention from national leadership, including President Volodymyr Zelensky, who has commented on the situation in the Kharkiv direction.
