Kategora Expands Spain Portfolio with Zero-Emissions Alicante Project Led by Estudio Herreros

Kategora, a prominent Biscayan developer in the flexible accommodation market, Aligrupo has acquired fresh land from the family office and continues to broaden its footprint in Spain. The new purchase will be realized through the development of a fully equipped apartment complex that will be operated by the Kora Living hotel brand under the Urban concept, aimed at modern, adaptable stays.

The Alicante project is conceived and designed as a benchmark zero emissions building. It will be located in Spain and will pursue Breeam construction certification to enhance the building’s functionality, adaptability, and durability. This certification encourages energy efficiency, rainwater recycling, and greywater reuse, reinforcing sustainability as a core principle.

The construction environment will foster efficiency and respect for the surroundings, ensuring a responsible approach to development.

The design will project a welcoming image that blends domestic comfort with distinctive urban character. Rooms will feature terraces and there will be common areas of urban interest, such as a swimming pool, several restaurants, and an interior garden that extends the building’s footprint.

In addition, the plan includes car parking spaces, electric vehicle charging, and areas for bicycles. The building’s architecture is led by Estudio Herreros in Madrid, a firm with a portfolio that includes the Munch museum in Oslo, the Agora-Bogotá events center, and other notable works across four continents, from South Korea to Buenos Aires.

Juan Herreros and Jens Richter, recently crowned winners of the last edition of the Spanish Architecture Biennale, have worked on the project for several months. They describe their approach as an evolved interpretation of the suspended time guests might have experienced in Alicante.

The aim is to break away from the uniform experiences that have often characterized such establishments, rendering them less predictable and more attuned to local nuances.

Kepa Apraiz, CEO and Founder of Kategora Gayrimenkulhe, notes that the company welcomes this new project with excitement. He emphasizes a commitment to investment strategies that meet the growing demand for flexible accommodation in urban and coastal settings, with sustainability at the core. The goal is to foster a legacy of dynamic accommodation complexes that are environmentally friendly while upholding high standards of quality and service.

Kategora, founded in the Basque Country in 2006, blends development with operation in the living sector. The group manages national and international real estate assets valued at more than €300 million. Its activities include investment in management, with a primary objective of maximizing income through comprehensive oversight focused on short and medium-term rentals. This is carried out through the operator Kora Living, which spans three market verticals: Kora Living Urban, Kora Living Beach, and Kora Living Coliving.
