Foreign Buyers and Mortgage Trends in Spain: 2022 Overview

Foreign buyers began to appear prominently in Spain’s historical housing scene. In 2022, the country saw more than 30,000 mortgage-backed purchases by non-residents, totaling 30,503 according to the College of Registrars yearbook. This figure marks a 33 percent rise from 2021 and a 30 percent rise from 2019. The year 2021 was used as a reference point because it preceded the major global disruptions. Meanwhile, foreign sales have trended upward over time. They bought 36,700 homes in 2013, while mortgages amounted to just over 10,500. Over the last decade, these numbers have grown substantially, with total transactions reaching as high as 90,000 by 2022.
