Alicante’s real estate landscape is expected to ease slightly in 2023, yet it will stay highly active thanks to strong demand for coastal housing. Analysts anticipate price restraint and a modest drop in transactions seen late in 2022 to persist into the new year, without producing serious corrections.

Marifé Esteso, president of the Alicante Association of Realtors, notes that 2021 stood out for the sheer number of deals, while 2022 settled into a steadier pace that is likely to continue through 2023. The Alicante market tends to be less volatile due to the coast’s enduring appeal and robust foreign buyer interest. The rise in European interest rates has less bite here because approximately half of sales occur in cash, minimizing Euribor exposure, she emphasizes.

She adds that neither Brexit nor the Ukraine conflict has produced a meaningful impact on local activity. Regions such as Altea, Calpe, and Benidorm report numerous transactions with buyers from the Netherlands, Norway, Sweden, Denmark, and Germany. Digital nomads and remote professionals, drawn by Alicante’s beaches and high quality of life, are fueling demand alongside climate-conscious movers seeking milder winters and lower energy costs than their home countries.

On the new housing front, APIAL foresees continued strength in 2023 with promotions launched in prior years sustaining demand and helping keep prices stable at high levels.

In the rental market, the association expects pressure to grow as supply remains tight. Authorities are considering policy incentives and measures to ensure landlords feel confident about renting, while maintaining legal clarity and ease of compliance.

Regarding the realtors’ federation, Esteso aims to preserve a high enrollment rate within APIAL after the Valencia Community Register of Realtors becomes fully operational. The group is prepared to assist industry professionals in obtaining liability and surety insurance at favorable costs, completing the registration process, and accessing training needed to join the registry. Regarding the core real estate community, the association emphasizes steady professional growth and sustained participation in APIAL, leveraging the region’s favorable climate and lifestyle as a magnet for buyers from across Europe and beyond. Market watchers highlight that a persistent appetite for coastal living, coupled with evolving financial instruments and urban development plans, supports a healthy buyer-seller dynamic.

The group remains focused on strengthening industry standards, improving legal certainty for landlords, and ensuring transparent processes across viewing, negotiation, and closing stages. Ongoing education and training opportunities are prioritized to help agents stay ahead of regulatory shifts and market trends.

In sum, the Alicante real estate scene looks set to balance resilience with opportunity, continuing to attract both local residents and international buyers who value the region’s climate, beaches, and life quality. Apial and its members will continue to advocate for sensible policy, robust professional services, and reliable information to guide buyers and sellers through a dynamic market.
