Housing developer Aedas Homes reported a record-breaking 3,544 home handovers in the 2022-23 fiscal year ending March 31. The milestone marks the highest formalized delivery figure in the company’s current real estate cycle, underscoring its scale and execution capability within the Spanish housing market.
During the year, the group delivered 2,730 homes to private and corporate clients, including 2,120 Build & Sell units and 610 Build & Rent units, reflecting a 19% rise and signaling strong demand across its business lines. This performance aligns with the company’s initial guidance of delivering close to 2,600 homes in the period, signaling continued confidence in its expansion plan compared with the prior year.
Beyond traditional sales, Aedas Homes delivered an additional 814 units under its co-investment regime and third-party management arrangements, split into 420 units managed under the co-investment model and 394 units managed on behalf of third parties. This activity is driven by the Real Estate Services division, a segment the developer has built and consolidated over the past two years after acquiring Áurea Homes. The approach expands the company’s footprint through strategic partnerships and asset management capable of meeting evolving market needs.
David Martínez, chief executive of Aedas Homes, framed the year as a defining moment for the group. He noted that the record deliveries demonstrate the company’s robust governance and production capacity, marking a new era of output for Spain’s homebuilding sector over nearly a decade and a half. In his view, the milestone illustrates Aedas Homes’ ability to align its operations with long-term market fundamentals and client demand.
Martínez added that the growth in Real Estate Services supports the core business by validating the success of the third-party co-investment and management strategy the company began pursuing two years ago. He argued that the company had anticipated a favorable market window, leveraging partnerships to optimize value creation and service delivery across its portfolio.
With the deliveries recorded in the 2022-23 fiscal year, Aedas Homes has surpassed a cumulative total of 9,000 homes delivered across its six-year history, reinforcing its claim to sustained productivity and operational scale. Executives emphasize that the results solidify the company’s position as a leading player in Spain while outlining a path toward ambitious future goals that balance development, asset management, and client-centric solutions.
