The finding suggests there are affordable options for foreigners looking to acquire a small home in popular destinations. The property in question measures 25 square meters and sits on the second floor of a five-story Pattaya building. Across Thailand’s secondary market in February, a total of 440 properties were listed for sale to foreign buyers.
On the primary market side, the least expensive new-build apartment was recorded at 3.2 million rubles, with a size of 22.5 square meters and located on the fifth floor of a seven-story Phuket project. This contrast highlights a wide luxury-to-budget range within Thailand’s housing market, offering buyers multiple entry points depending on location, development stage, and long-term plans for investment or residence.
According to CMP Group CEO Aleksey Kotlov, Russians generally weigh location, infrastructure, and value for money more than the price itself when selecting a Thai property. The emphasis on practical factors reflects buyers’ preference for places with solid accessibility to amenities, transportation links, and potential rental income or resale value, rather than purely low upfront costs.
Earlier in March, Lenta.ru reported, citing MTS Travel data, that Thailand had become the leading destination for Russian winter travelers. The analysis showed that the number of Russians staying abroad for the winter increased by about 12 percent across various destinations. While Thailand remains attractive, there was also growing interest in trips to India and Indonesia as part of travel plans for the season. The trend signals shifting preferences among Russian travelers, who are exploring a mix of long-haul getaways and culturally rich regional stops, alongside continued attention to Southeast Asia as a winter retreat option.
