In April – June 2024, among Russians who bought apartments in a new building, one- and two-room apartments were in the greatest demand, accounting for 33.4% and 33.5% of requests each. In total, 191 thousand transactions for the purchase of new buildings were carried out in the country, which was about 35% higher than the volumes in the second quarter of last year. Three-room apartments ranked third in popularity; 15.6% of buyers were interested in them over the past six months. Studios accounted for 14.4% of views, while apartments with four or more rooms accounted for 3.1%. On average, interest in studios in Russia has declined over the past six months: in January – March they accounted for 14.5-14.8% of user requests, and in June – 13.8%.
In Moscow, two-room apartments were much more popular than one-room apartments in terms of the number of views: they were searched by 33.4% and 27.1% of users, respectively. Three-room apartments in Moscow were also more popular than the Russian average: they accounted for 18.4% of user interest. Multi-room apartments in Moscow accounted for 6.9% of requests. And studios in Moscow receive the same interest on average as in the whole country. Moreover, this share, as in the whole of Russia, decreased from 15.2% to 13.8% from January to June. However, in the studio segment, users requested contact with developers more often than in other formats, and since March 2024 the number of such requests has increased by more than 2.5 times.
“The popularity of two-room apartments in Moscow can be explained by the prevalence of the Euro format in new capital projects. In essence, these are the same one-room apartments, but unlike the classical layouts, here the square meters are shifted in favor of the kitchen-living room, and the only living room is reduced. In new projects, the number of apartments with a classic isolated kitchen is gradually decreasing,” explained Evgeny Belokurov, Commercial Director of Yandex Real Estate.
In June, in Moscow, users more often viewed new buildings with a price per square meter of 300-350 thousand rubles. They accounted for 29.9% of views. 20.1% of user requests were for land plots with a price per square meter of 350 thousand to 400 thousand rubles, 15.1% – from 250 thousand to 300 thousand rubles, 14.8% – 500 thousand rubles. per square meter. In all of Russia (excluding Moscow) in June, the largest number of user requests (16.9%) fell in the range of 120-140 thousand rubles. per square meter. Another 14.4% was made up of real estate worth 90-120 thousand rubles. per square meter, and the share of new buildings is 140-160 thousand rubles. per square meter – another 13.2%.
