“NDV Supermarket Real Estate”: There is a shortage of “classic” apartments in Moscow

At the beginning of 2023, the classic apartment formats in Moscow were insufficient. Therefore, the average prices of objects in this category of real estate have increased, informs The newspaper Izvestia, which refers to the statistical data of the analysts of the NDV Supermarket Real Estate company.

In particular, the proportion of classic apartment formats in the capital is sharply lower than that of European format real estate. The article states that the main reason for the increase in the prices of apartments with classic layouts in January 2023 is the limited supply of real estate in this category in the Moscow market.

“There is a shortage of classic apartments in Moscow. The share of the “classical” supply is 20.5%, while the share of euro-format flats is 55.3%. <….> Due to the limited supply, apartments with classic layouts showed the biggest increase in value in January 2023.”

Compared to December 2022, the average prices of such apartments increased by 3.7% – 5.8%. Analysts noted the most significant growth in the segment of four-room real estate (+ 5.8%, up to 219.3 thousand rubles per square meter). The cost of one-room apartments during this time increased by 4.3% to 298.9 thousand rubles per square meter, and the price of “three rubles” increased by 3.7% to 243.9 thousand rubles per “square”.
