Farewell to the Coca-Cola factory
New major investment is underway in Spain’s capital of the province. The Belgian equity fund VGP Parks plans to create a substantial logistics hub on the site of the old Coca-Cola factory along the Ocaña road in Alicante. The site has remained unused since the bottling plant shut down in 2014, and the project aims to support commercial, industrial, and last-mile delivery activities. The company has already publicly announced the undertaking to attract tenants.
The future VGP Park Alicante will encompass 41,802 square meters of land and 25,410 square meters of leasable space. This would establish it as one of the largest facilities of its kind in the region. To give a sense of scale, the new building would be about three times larger than the space currently used by Amazon, which operates roughly 8,000 square meters there, and more than twice the size of the recently introduced distribution “hive” project. Mercadona has developed on a 19,000 square meter plot, with a usable area around 10,000 square meters.
The land for the new facilities previously belonged to the Gómez-Trenor family, a Valencian business group associated with the Coca-Cola plant on the site. The factory closed in 2014 amid a merger among bottlers across Europe. After the shutdown, the building was demolished and the site cleared to facilitate sale, though buyers have not been found to date.
VGP Parks remains a focused investor in industrial and logistics real estate assets, operating in 16 European countries. It already runs nine similar facilities across Spain and has other projects in progress in Burgos and Bilbao, where La Naval recently began work to repurpose its old shipyards. The Alicante project stands out for its strategic location near the city center, with quick access to major highways, the port, and the airport. Rental units will range from 3,000 to 24,000 square meters, and the company is prepared to offer flexible leasing options, whether piecemeal or to a major operator. A large parking area will accommodate both heavy trucks and light vehicles.
The Ocaña corridor has emerged in recent years as a focal point for logistics facilities serving Alicante. The area has attracted occupiers beyond Amazon and Mercadona, including Integrados and GLS, which have established warehouses there as the market expands with e-commerce and home delivery. In parallel, the Montepino fund is planning another warehouse for a leading client, XPO. Industry observers indicate latent demand remains significant, with estimates in the tens of thousands of square meters of space waiting to be built, as existing industrial buildings fall short of modern standards for logistics use.
