Canary Islands Lead Apartment Stays as Prices Continue to Rise in Spain’s Tourism Sector

Tourism in the Canary Islands led the way for apartment stays, with more than 1.9 million overnight visits. The surge was concentrated in areas like San Bartolomé de Tirajana, Tías, and Arona, while Madrid reported the highest occupancy at 76.2 percent of available residences.

Regional trends showed Costa Blanca as a top destination for overnight stays, with nearly 740,000 nights recorded. The Barcelona coastline achieved the strongest occupancy at 86.1 percent.

In April, campsites welcomed 3.8 million guests, reflecting a 22.5 percent year-on-year increase and a notable share of non-residents, primarily Germans, with Catalonia as a key destination for campers.

Rural homes accommodated 1.16 million visitors in April, marking a 7.6 percent lift year over year. Non-residents represented about one-fifth of the crowd, and Castilla y León emerged as the favored rural destination.

Prices continue to rise

The Touristic Apartment Price Index (IPAP) climbed 8.4 percent in April compared with April of the previous year. Camping area prices rose 4.2 percent, while rural tourism prices grew by 5.1 percent.

Hotels accounted for the majority of nights, representing 72.4 percent of total activity. In April, overall overnight stays reached 38.8 million, with 22.6 million from foreign visitors and 16.15 million from domestic travelers.

Among the principal international markets for regulated tourist accommodations, the United Kingdom led with 23.3 percent of non-resident stays, followed by Germany at 17.8 percent and France at 10 percent.

The Canary Islands remained the leading destination with over 7.5 million overnight stays, modestly up from the previous year by 3 percent. Catalonia followed with more than 6.8 million stays, a 16.6 percent increase, and Andalusia registered more than 6.3 million stays, up 10.4 percent. These figures illustrate a broad-based recovery across major tourist regions and accommodation types, supported by sustained demand from both domestic and international visitors. (INE)
