The rise in housing prices touched every segment, including luxury homes. A report from Engel & Völkers shows that the strongest gains last year, exceeding 10%, were recorded in Alicante and notably in the Marina Alta, with some areas in Benidorm also highlighted. In Xàbia and Moraira, the price surge leads the chart of the most expensive houses, reaching as high as 6,875 euros per square meter, with Alicante and Benidorm following closely behind.
Benidorm continues to be a highly sought-after area along the Alicante coast. The Playa de Poniente stands out, where prices rose by about 3.2%, contributing to a peak near 6,000 euros per square meter. The strongest growth appears in Playa de Levante, where prices topped around 5,000 euros per square meter after a jump of roughly 14%. In these zones, apartments remain the preferred housing type, while in Finestrat, La Nucía, and El Albir, chalets and second homes are the most requested options.
In coastal towns such as Moraira, Benissa, and Calp in Marina Alta and Altea in Marina Baixa, double-digit increases were common. Except for the center of Calp, buyers favored 120-square-meter apartments, with chalets remaining the dominant choice across these municipalities. The largest residences can be found in Benissa, where plots around 500 square meters host properties near 10,000 euros per square meter, and in Altea, where homes of about 350 square meters with pools and gardens are preferred.
Within this region, Xàbia is also a key market, attracting a substantial share of international buyers from Germany, Belgium, the Netherlands, Switzerland, the Czech Republic, the United Kingdom, and France.
Alicante leads residential sales per capita in Spain
In Alicante itself, price growth occurred across most districts, with a few exceptions. Vistahermosa recorded a minor dip, while Cabo de las Huertas, Alicante Golf, and La Font stayed steady. El Campello saw one of the most notable rises, about 7%, followed by Playa de San Juan at roughly 2%. The historic core of Alicante also reflected a similar trend, with prices climbing to a peak near 6,618 euros per square meter.
Torrevieja followed the same upward price trajectory, driven largely by international buyers who accounted for the majority of transactions in the market.
Rents also climbed in the Alicante area, with double-digit increases in the most in-demand neighborhoods. Playa de San Juan led with about a 27% rise, remaining the priciest rental spot. Cabo de las Huertas posted increases around 35%, and Alicante Golf saw rents rise by as much as 39%.
