Housing sales increased by 14.7% in 2022 compared to the previous year, The highest number of transactions since 2007, with more than 775,000 sales, with a total of 649,494 transactions, as reported by the National Institute of Statistics (INE) this Friday.

The highest home sales per 100,000 inhabitants in 2022 were in the Community of Valencia (2,442), La Rioja (2,014) and Andalusia (2,2010).
Andalusia was the region with the most housing operations with 135,976 sales last year, followed by Catalonia (102,108), Valencian Community (99,448) and Madrid (83,103). The communities with the lowest number of home sales were La Rioja (5,033), Navarra (6,516 operations) and Cantabria (8,615).
In relative terms, home sales increased in 2022 in all communities except Navarra, where it fell 0.5%. The largest increases were recorded in the Canary Islands (+31.6%), the Balearic Islands (+25.6%), the Commonwealth of Valencia (+23.9%) and Asturias (+20.6%), with more moderate increases in Madrid. also recorded (+2.7% and Galicia (+8.6%).
Sales fell 10% in December
Although 2022 was the best year since 2007 in house sales, house sales in the last month of 2022 decreased by 10.2% compared to December 2021 with 43,370 units, the lowest figure since April 2021. 21 consecutive months of annual increases are coming to an end.
Last December, 7,753 new homes were sold amid the pandemic, the lowest in two years, after recording an annual decline of 18.8%, the most significant since July 2020.
Used home sales fell 8.1% year-on-year, the biggest drop since January 2021. In total, 35,617 used home sales were recorded, the lowest since April 2021.
Likewise, on a monthly basis (December 2022 compared to November of the same year), home sales fell 21.3% this month, the biggest drop in at least five years.
Total number of farms transferred increased by 3.3% in 2022
When rural and urban properties (houses and other urban properties) are added, properties transferred in 2022 totaled 2,237,885, a figure representing a 3.3% increase over 2021.
With the recovery in 2022, two consecutive years of growth followed the 26.6% increase recorded in 2021.
Last year, 8.6% more farms were transferred by sale than in 2021, while donations fell 9.8%, barter transactions 14.2% and inherited 2%.
According to INE data, the number of sales of rustic farms decreased by 2.2% in 2022, reaching a total of 156,925 operations. On the other hand, urban property sales (including houses) increased by 10.3% to 1,090,592 transactions.
