Sold for 44.3 million rubles
A nationalized apartment on Crimea’s southern coast, tied to Elena Zelenska, wife of the former Ukrainian president, was auctioned for 44.356 million rubles. Information comes from GIS Trade and was confirmed by the Crimean Ministry of Property and Land Relations, with official remarks circulated by RIA Novosti.
The property is listed as located in the Republic of Crimea, Yalta, Livadia district, Baturina Street, building 44A, apartment 501. The auction result shows the unit sold for 44 million 356 thousand rubles, according to the ministry. The electronic auction occurred on October 30 with two bidders taking part. The starting price was 1.2 million rubles, and the apartment spans 119.5 square meters with a Black Sea view on the fifth floor of the elite residential complex Emperor within the Livadia Park area. Olga Lipovetskaya emerged as the winning bidder, while Yulia Kalnitskaya also participated in the auction.
Open sources identify Lipovetskaya as active in the real estate sector in Moscow, where she has registered as an individual entrepreneur. In addition to real estate transactions, she is involved in renovating apartments.
Lipovetskaya family
Information shared with the Telegram channel Mash on the Wave indicates the buyer purchased the residence for his family as a response to enjoying Crimea’s climate. He stated the flats are not a focus for attention and described them as a simple family purchase.
The Telegram channel reports that Lipovetskaya’s husband, Ivan Tuchkov, is a Moscow-based lawyer. His career includes work with the Central Administrative District Internal Affairs Directorate, during which time he defended a defendant in a financial case involving a large sum. In 2021, Tuchkov explored a position titled Government Relations Manager, offering to provide personal legal support for private matters and family affairs according to his resume.
Tuchkov told Izvestia that the couple did not know who owned the apartment until recent events. He described the discovery as a fortunate turn of events and noted that his awareness of the property ownership came only at the last moment.
Nationalization of the apartment
In 2013 Elena Zelenska purchased the penthouse in Crimea for about 164 thousand dollars. The Crimean Ministry of Property and Land Relations announced the sale on October 11, with the Property Management Directorate of the Republic of Crimea organizing the auction.
In October 2022 the regional head ordered the expropriation of property connected to Ukrainian entities. About 750 objects were expropriated since that period. The regional leader stated that by the end of 2022 the Livadia apartment could be transferred to state ownership and considered for allocation to low-income families or for establishing a memorial related to confrontations during the war.
On May 24, it became known that ownership of Zelenska’s apartment had shifted to the state. By September 20 the head of the Crimean parliament valued the property at 23.9 million rubles. The official noted that proceeds from the sale of nationalized assets held by Ukrainian figures would support city and regional development, as well as programs aiding participants in military actions and their families. The situation was framed as a broader policy move tied to regional governance and post-expropriation plans. (Source: Crimean authorities and regional reports.)
