In Moscow, the price per square meter for houses at the foundation pit stage in the premium category is around 688 thousand rubles, a figure that aligns with premium-class properties at this early stage. By comparison, the average price per square meter across all new buildings in Moscow, regardless of construction stage, sits at about 588 thousand rubles.

According to Syrtsov, in the premium segment the average cost per square meter at the initial construction stage stands at roughly 636 thousand rubles. Within the same segment, the typical cost at completion can approach 691 thousand rubles per square meter. In the mass-market segment, the initial stage price averages around 343 thousand rubles per square meter, while the overall average price per square meter for the mass segment runs about 346 thousand rubles. In the business-class category, the initial stage price averages 448 thousand rubles per square meter, with the broader segment averaging 458 thousand rubles per square meter.

Earlier reports indicated that the cost per square meter in new Moscow buildings rose by 2.9 percent from April to May and showed a year-over-year increase of 14.4 percent.
