3,675 flats are offered for sale in 23 skyscrapers at various stages of construction in Moscow. According to a study by analysts from VSN Group (available from socialbites.ca), this is 7% of the total number of lots in “old” Moscow.
The vast majority of high-rise projects belong to the “business” segment – 12 residential complexes, “business +” corresponds to four complexes, three skyscrapers are represented in the comfort class, and only one is in the premium segment.
Experts noted a significant increase in the price of apartments in skyscrapers in three years – for example, in 2022 this figure was at the level of 415.5 thousand rubles per square meter. m increased by 3% to 426.8 thousand rubles/m2 in 2023. m, and by 2024 the increase reached 17%, reaching 498.9 thousand rubles/m2. “The number of skyscrapers in Moscow will continue to gradually increase, this is due to the removal of such an indicator as the maximum height of buildings in the city. Developers with experience in the construction of high-rise projects will actively use this opportunity. But it is important to note that not all developers have such capacities, and after passing the 150 m limit, the cost of construction increases significantly,” noted VSN Group General Manager Yana Glazunova.
