The average price per square meter of new buildings in Moscow at the end of July 2024 was 484 thousand rubles. Compared with June, this figure decreased by 1.3%, but increased by 15.2% annually. These statistics were provided to socialbites.ca by Ruslan Syrtsov, general director of Metrium.
The average price per square meter in the mass segment was 335.3 thousand rubles (-2.5% per month), in the business class – 464.8 thousand rubles (-1.3%), in the premium class – 734.5 thousand rubles (+0.01%) , in the elite segment – 1.89 million rubles (+0.5%), in New Moscow – 248.5 thousand rubles (+0.8%).
“A slight downward correction in the mass segment and business class is due to the end of government programs and the increase in mortgage rates. Against this background, the largest developers began to hold discount promotions. Despite the macrolocation’s dependence on housing loans in New Moscow, prices increased, demand for housing in the Troitsky and Novomoskovsky administrative districts of New Moscow increased. Buyers are moving from the mass new building market in the “old” Moscow to New Moscow, Syrtsov noted.
The maximum average price among Moscow districts was recorded in the Center – 1.37 million rubles per sq. m (-1.4% per month), the minimum – in Troitsky – 158.2 thousand rubles per sq. m (+12.4%).
