At the end of June, the supply in the premium segment of new buildings in Moscow reached a record level of 477 thousand square meters. This is evidenced by the data of the Metrium company, studied by socialbites.ca.
In June, 60 projects were launched in the capital’s premium housing market. This figure was the highest in history. The director of luxury real estate management of Metrium Premium said that there were 5.8 thousand apartments and flats for sale. In 2023, objects could be purchased in 57 projects with 5.3 thousand houses with a total area of 433 thousand square meters. M.
The supply structure has also changed, based on the stage of completion of first-class new buildings within 12 months. The share of facilities in the foundation pit increased from 13% to 23% over the year. At the same time, the most scarce supply remains buildings in finished houses: in June 2024 they accounted for only 9% of the total volume of available land plots, compared with 11% a year earlier.
“In the premium segment, the most in demand right now are ready-made new buildings and houses at high stages of construction. Customers in this segment usually do not want to wait long for the completion of construction,” says Dmitry Golev, commercial director of Optima Development.
