The observed trend towards rising secondary house prices is almost on the verge of reversing. This was reported by “Kommersant”.

Leading analysts point out that the steady increase in secondary housing prices observed in recent months may soon reverse. According to experts from the companies “CIAN.Analytics”, “Inkom-Real Estate” and “Etazhi”, signs of the market’s transition to the stabilization phase and even a decrease in the cost of apartments are already visible.

Thus, if in October-November the price of offers in leading regional markets increased by an average of 1.5% per month, then the share of discounted advertising doubled during this period, according to CIAN.Analytics. Additionally, buyer activity decreased by 20 points. Experts attribute this to the changing demand for new buildings.

Representatives of Inkom-Real Estate and Etazhi also state that the size of discounts on transactions has increased due to the decrease in demand. The share of homeowners seeking to reduce the price of their homes in advertisements has doubled. At the same time, many sellers still keep prices high.

Companies believe that by spring 2024 the cost of secondary housing in some major Russian cities could decrease by an average of 10%.
