According to the press service of the company, shareholders of funds managed by the company “Modern Real Estate Funds” (MC SFN) earned 11.8 billion rubles in 9 months of this year.

This is investment income from the rental of commercial (mostly warehouse) real estate that is part of closed-end investment funds (CLIF). Payments in the third quarter of 2023 amounted to 4.5 billion rubles. At the same time, returns on flagship closed-end mutual funds ranged from 10 to 13.5% annually.

“A stable income increase is achieved thanks to two important parameters: indexation of rental payments and the increase in the value of objects over time. Inflation and rising construction costs lead to increased prices even before the construction cycle is completed,” said Ekaterina Vasilchenko, project director of the SFS management company.

According to him, these are record figures for the company. He noted that for the whole of 2022, shareholders received investment income of just over 10 billion rubles, and for 2021 – 5.8 billion rubles. Payments in the third quarter of 2023 amounted to 4.5 billion rubles.

“We see growth potential in high-quality warehouse complexes. Warehouse real estate continues to increase in price due to limited supply and high demand. In contrast, demand is outpacing supply due to the continued growth of e-commerce in Russia,” Vasilchenko said.

Closed-end real estate investment funds are a collective investment vehicle that allows you to invest in commercial real estate.
