In January 2023, the demand for new flats in Russia increased by 8.6% compared to December last year. In this respect writer The newspaper “Kommersant” with reference to the statistics “Avito-Nedvizhimost”. According to the company, new flat prices fell 1% during the period under review.
According to the company’s statistics, Russian demand for new apartments has not yet reached the level of January 2022 – at the beginning of this year it was 35.9%, less than a third.
At the same time, Avito recorded an increase in Russian demand for multi-room housing. Citizens showed the most interest in four-room apartments: demand increased by 17.3 percent. At the same time, the demand for three-room residences increased by 11.8%, while the demand for two-bedroom residences increased by 12.4%. One-bedroom apartments and studios received the least attention. Demand for “odnushki” in the studio increased by 6% – by 1.3%.
Mostly Bryansk, Omsk, Kazan, Sevastopol, St. Petersburg residents were interested in new apartments in January of this year. In the examined period, the demand of citizens in these provinces increased by 26-34%. At the same time, demand for new buildings in Moscow fell by 5.2%.
Afito-Nedvizhimost also recorded a decrease in new building prices. Their cost in January 2023 decreased by 0.9% per flat according to December statistics. However, housing prices increased by 6.5% compared to January 2022. Most importantly, prices rose 9.8% in Moscow in January this year compared to the data a year ago. Prices for new buildings also increased in Sochi, Stavropol, Krasnodar and Volgograd. In some cities – Sevastopol, Nizhny Novgorod and Saratov – on the contrary, housing prices fell.
The most expensive apartments in January 2023 are Moscow, Sochi and St. He was in Petersburg. The average cost of housing in new buildings in the capital is 14.2 million rubles, in Sochi – 14.2 million, St. Petersburg – it was 8.7 million.
