At the same time, the rate of decrease in average rental flat prices is also slowing down. In December, the average cost of an odnushka decreased by 0.5% and the average cost of a dvushka by 2%.

According to the federal real estate company “Etazhi”, the average cost of a one-room apartment in the 16 largest cities in January is 21 thousand rubles per month, a two-room apartment – 25.8 thousand rubles. Compared to December data, the figures decreased by 1.5% and 1.9%, respectively.

According to realtors, the fall in housing prices in Russia was affected by the growth in the supply of rental apartments: the number of available apartments increased by 70-86% during the year.

Realtors explained that the situation is unlikely to change significantly in February 2023 – this is not the most active period in terms of housing demand. Realtors believe that the increase in demand for rental apartments will begin in March-April 2023.
