Rental continues to gain market share in Spain versus property. Number of rental households Increased 19.25% between 2011-2021, according to the latest housing census published by the National Institute of Statistics. Going back to 2001, the rent increase over the last 20 years has been 41% because that year it was only 11.4%. This rent increase is decrease in the number of property-owning families: 82.2% of Spanish households in 2001, 78.9% in 2011 and 75.5% in 2021.
Rental preference is a common trend throughout Spain: Percentage of renting households decreased in only six state capitals. The biggest increases in market share are seen in Ciudad Real, Santa Cruz de Tenerife and Tarragona, where rentals increased by 60%, 45% and 36% respectively. On the other hand, the capital city where the number of renting families decreased the most is Cadiz, which decreased from 24.8% to 16.5%.
Cities where more people live for rent in Spain
Barcelona It is the city where more people live for rent in Spain.: 31.1% according to the National Institute of Statistics. That’s 1% more than in 2011. Girona is the second city in this ranking with a 30.9% rental market share, 3.3% more than a decade ago. Behind these Catalan cities are Palma (25.1%), Santa Cruz de Tenerife (24.1%), Madrid (24%), Tarragona (24%) and A Coruña (23.6%).
On the opposite side, Huelva is the city with the most, only 8.6% of families live in rent; followed by Jaén (9.8%), Córdoba (10.8%), Teruel (11.6%) and Soria (12.1%).

According to the National Institute of Statistics of January 1, 2021, Spain has 26.62 million homes, 70% is for main use. The public agency states, “The municipalities with the highest percentage of main residences are located in metropolitan areas of major cities. On the contrary, the lowest percentages are in municipalities with seasonal occupancy, such as resorts.”
