The number of emotional and impulse apartment purchases is increasing in Russia 07:29

A survey conducted by development company SSK showed that emotional and often spontaneous purchases are increasing, as well as the consumer’s desire to live in an aesthetically beautiful place. socialbites.ca got acquainted with the results of the study.

In recent months, developers have noticed an increase in the trend towards emotions. This means that some purchases begin to be made where the seemingly irrational trumps the rational.

Typically, the traditional set of objective criteria when purchasing real estate includes location, housing cost, absence of an industrial zone nearby, proper planning, etc. It was located. The consumer has always trusted these points.

The main criterion for each may be one of the above.

“We are now seeing a growing increase in emotional purchases, and this is confirmed by survey results,” the company says. “The number of bathrooms doesn’t matter anymore.”

According to the data obtained, when choosing between the presence of a sports club in the residential complex and the unusual architectural appearance of the house, buyers prefer the latter.

Just over 20% of those surveyed voted in favor of building a sports facility in the area, while more than 35% were concerned with the appearance of the house.
At the same time, just a sports club is no longer enough for consumers: almost 45% of potential real estate buyers do not mind spending an evening at the swimming pool located on the top floor of the building. This is again about aesthetics, about “feeling life”.

The small number of apartments per floor worries exactly half of buyers, but more than 74% prefer to pay attention to the opportunity to watch the beautiful sunset from the window every day.

These figures explain the increasing frequency of “spontaneous” purchases. New, interesting and unique sales offers can attract the attention of even the most seemingly picky buyer.

“This was partly due to the tense environment around mortgage interest rates. People are tired of waiting for interest rates to drop; “They now want to live and enjoy their own new apartment,” the company explains.

For example, almost 69.3% of respondents voted for the presence of food outlets and almost 60% voted for parks. While only 39 percent of the participants voted for the existence of a nursery and a school, 43.6 percent voted for the existence of a medical center that will provide service 24/7.

The demands of the population are increasing. Buyers increasingly want aesthetics and beautiful visuals, as well as greater comfort and advanced infrastructure.

For example, in Moscow, a trend for art objects has emerged on the territory of residential complexes: in some places even entire galleries are opened on the upper floors of a building overlooking the city.

“The trend towards convenient building layout is already coming to the regions, which can increase the value of housing purchases in the future. When designing new projects, studies are increasingly carried out on the correct location of future houses, what views will open from the windows and how well the house will be hidden from the view of unsightly buildings,” says SSC.

Development in the country has grown tremendously in the last few years. This was facilitated by the review of mortgage conditions and revaluation of consumer values. Developers are increasingly competing with each other to make consumers fall in love with their products.

To summarize, the company noted that players in the development market are now approaching the moment when high-quality construction, thoughtful architecture and unique stylistic solutions become the key to buyer loyalty and an important factor in purchasing a home.
