The average price per square meter in new buildings in the “old” Moscow at the end of August 2024 was 591.7 thousand rubles (+17.6% per year). The highest price increase was recorded in the Southern Administrative District of the capital (+21.3%), and the lowest in Zelenograd (+0.8%). This is stated in a study by Metrium and Regions Development (available from socialbites.ca).

“Despite the stagnation of prices in July-August 2024, prices for primary housing in the capital over the past 12 months have increased faster than inflation. This is partly due to changes in the sales structure and the launch of a large number of high-budget projects. However, first of all, such dynamics indicates the high liquidity (ability to quickly and profitably sell – Ed.) of new buildings in Moscow,” said Ruslan Syrtsov, general director of Metrium.
Liliya Artsibasheva, Commercial Director of Regions Development, added that the sharp increase in prices for new buildings in the Southern District affects the state of the entire primary market of the capital. According to the expert, the Southern District is the leader in terms of supply volume – 8,662 apartments and flats, that is, 16.3% of all apartments and flats in the new building market of the “old” Moscow.
Artsibasheva explained the noticeable increase in housing prices in the south of Moscow by the fact that 92.9% of housing under construction is owned by developers. On the other hand, the expert added that finished new buildings in the Southern Administrative District also retain their investment attractiveness and are becoming more expensive.
According to experts from Metrium company, the average price per square meter in new buildings in New Moscow increased by 5.1% over the year.
