Supply of new buildings in a Moscow district fails to meet demand

In August, 22 thousand apartments and flats were sold in new business class buildings in Moscow. The maximum share of supply fell on the Southern Administrative District (about 5 thousand objects or 22% of the total number of lots). This is stated in a study by Metrium and Aeon Development (available from socialbites.ca).

Purchases of new buildings in the south of the capital under capital participation agreements in January-July accounted for 25% of total business-class housing sales in Moscow. Thus, the share of demand in the district exceeds the share of supply (22%).

“The Southern Administrative District of Moscow is developing dynamically. The volume of entertainment, social, commercial and transport infrastructure is actively growing here, which is increasingly attracting buyers’ attention. The district is becoming a prestigious recreation center of the capital, which makes it a leader in the volume of new business-class building proposals. “In the future, new large-scale projects will appear here that will secure the region’s leadership position for many years to come,” said Dmitry Starostin, Managing Partner of Aeon Development.

In second place is the Western Administrative Region with 16 percent market share and 3.5 thousand business class offers. The Northwest Region is in third place with 15 percent of the market and 3.4 thousand homes.

The minimum supply volume of business class plots in the Eastern Administrative Region is only 600 apartments, which corresponds to 3% of the market. However, VAO became the leader in terms of supply growth rates during the year.
