In the first quarter of 2024, the cost of building a private house in Russia may increase by 20-25%. This estimate was given to socialbites.ca by the press service of the construction company Dachny Season.

They announced that the price per square meter in the individual housing construction market reached 85 thousand rubles in 2023. Accordingly, in January-March one “square” will cost 102-106 thousand rubles.

“Construction costs are directly affected by the technologies used. The widespread use of wood at the beginning of 2023 made it possible to reduce the cost of real estate by an average of 8.7%. The price of houses using frames decreased by almost 5%, and the price of houses made of aerated concrete by 3.6%. At the same time, construction of brick and stone buildings increased by more than 10 percent this year. “An even greater increase in prices is expected in 2024,” commented the press service.

IC “Dachny Season” Marketing Director Nikita Lutovinov explained that if in 2023 prices will increase significantly, mostly for metal, concrete and brick, next year this trend will be observed in all categories of building materials.

“The price of labor will also increase due to the lack of qualified personnel. Construction companies are now looking for employees who work twice as long. In this regard, there was a sharp increase in prices for labor services. The third factor is the increase in logistics costs. This year there were periods when the cost of transportation increased several times a week,” Lutovinov said.

Taken together, this represents an increase in the cost of building a house by more than 20%, the expert concluded.
