From January to September 2023, demand for studios in new buildings in Russia increased by 25%. According to a study by the services “Yandex Real Estate” and “Sales Pulse of New Buildings” (available from socialbites.ca), the number of views of ads for the sale of such housing has thus increased.

In January – September, views of advertisements for the sale of one-room houses also increased by 4%, although not that significantly. But “kopeck pieces” and “three rubles” began to receive less views – demand decreased by 9% and 21%, respectively.

“Due to the active dynamics of exchange rates, the investment-attractive housing segment, including studios, is especially popular this year. “Partly because this segment is generally the most in demand among tenants – in the third quarter such apartments in Moscow were rented out in an average of 10 days – 47% faster than apartments with two or more rooms,” said Evgeny Belokurov, commercial director of Yandex Real Estate .

While studio prices in Russia returned to their levels at the beginning of the year in September, the price of all houses sold in new buildings has increased by 3% since January, according to company data. The highest increase in prices was seen in business class housing complexes with 5%. In September, “comfort” and “elite” remained at the same level as at the beginning of the year, while there was a slight increase in the price of “economy” by 1%.

In Moscow (excluding Novaya), the most active region, the share of studios in total sales increased from 16-18% in 2022 to 23% in the third quarter of 2023, according to New Building Sales Pulse. In the same period, the total share of studio and one-room apartments reached 56%.
