According to international real estate broker Tranio, in January-March 2023, Russian demand to buy real estate in Thailand increased by 57% year-on-year, and by 39% in Indonesia. According to statistics from another company, Prian.ru, interest in buying real estate in Thailand in the first quarter increased by 3.4 times on an annual basis, and in Indonesia by 2.2 times. In this respect Wrote Kommersant newspaper.
Elena Milishenkova, the commercial director of Tranio, stated that those who are planning to buy real estate in Turkey are now turning to the Asian market.
“The complexity of the residence permit procedure, rising prices in Antalya resorts and fears about the earthquake have forced investors to expand their search space,” Milishenkova said.
In his opinion, the advantages of the Asian market for Russians are the ability to pay for transactions directly from accounts in the Russian Federation, the absence of seasonal fluctuations in rental demand and a fairly low investment threshold. In Thailand it starts from 100 thousand dollars (8 million rubles), in Bali – from 150 thousand dollars (11.9 million rubles).
Analysts interviewed by the newspaper said that with the resumption of tourism from China after the pandemic, the return on investment in the Thai and Indonesian markets may be higher than in Europe, but the investments will be risky. For example, they said that there may be delays in construction, poor quality, fluctuations in tourist demand.
