According to experts, in February 2022, the share of houses sold at a discount in the primary market was 10%. In 2023, the share of discounted flats increased from 12% to 25%, and the share of flats increased from 8% to 37%. At the same time, developers are ready to offer the biggest discount on apartments.
According to Dmitry Dolgov, director general of the DOLGOV PRO agency, large discounts are an exception to the rules. At the same time, the cost of new buildings increased by 3-5% during the year. However, taking into account all the discounts, apartment prices increased by only 1.1%, while apartment prices increased by 0.6%.
He added that the volume of discount offers has already peaked and has reached a plateau. According to preliminary estimates, there will be no sharp price reductions in 2023. In addition, the developers themselves cannot afford to lower prices and provide huge discounts. Therefore, discounts will be applied to already sold items, and new ones will be at more conservative prices, that is, they will already contain a certain discount.
