In 2022, rental rates for commercial buildings on the first floors (the so-called street retail) in Moscow decreased by 3%, and the cost of their sale – by 2%. At the same time, the rental rates of the places where the supermarkets are located increased by 9% and the selling price by 10% compared to the previous year.

According to analysts of the company, the rental rate of commercial buildings with an area of ​​​​more than 300 m2 in Moscow. 1831 rubles. per square meter per month. The cost per square meter on sale averages at the level of 252 thousand rubles. At the same time, supermarkets are one of the most profitable segments of street retailing. Their average payback is about 10.4 years.

SimpleEstate added that last year there was a shortage of quality buildings for sale as part of a ready-made rental business. Considering that there are not many reliable investment vehicles in Russia at the moment, the demand for such buildings is high.
